A radical reconfiguration and restoration of Grade II* housing complex.

Bolam Coyne is an unusual element within the Erskine designed Byker housing estate. It is a small cluster deliberately set as a marker at the bottom end of Ayton Park and contained a wide range of accommodation – from a 1 bedroom bungalow to 5 person flats all gathered around and mostly accessed through a courtyard garden.The development had failed socially, was vacant and semi-derelict.

A £2m grant from the Homes and Communities Agency funded a radical restructuring and rearrangement of the accommodation – but one which had to respect the design principles of the original development given the Grade 2* listing of the entire Byker Estate.

The proposals converted the accommodation to 2 and 3 bed units and gave each unit its own front door with access from the surrounding area rather than through the courtyard.
